    Beautiful community, delayed and deceitful

I bought a unit after visiting all the models with my parents - the gated community is beautiful, quiet and secluded with great lawns, a huge clubhouse, excellent amenities and friendly residents. Unfortunately staff were evasive (often deceitful) about completion dates and phase 2 is now delayed 2+ years, which forced me to sell my house and incur substantial storage and rental costs. The entrance is terribly bumpy and roads need attention. Overall I like the location and community, but be warned about long delays and poor transparency.

    Summary review

Overall sentiment in the collected reviews is mixed: many reviewers praise the physical setting, amenities, and social environment of The Manors at the Colony Preserve, while a subset of reviewers express serious concerns about management transparency, construction delays, and the financial/ logistical impact of those delays. The positive comments tend to focus on the community’s location and built environment, whereas the negative comments concentrate on project execution, communication, and infrastructure issues.

Facilities and location: Multiple reviewers consistently highlight the community’s attractive setting — a gated, private, and secluded over-55 condo community with well-kept lawns and low noise levels. The development features a large clubhouse with lots of equipment and generally good amenities; people who toured models described them as "very nice." Several reviewers commented that the residents are friendly and that the place feels welcoming. Overall, the physical plant and community amenities appear to be strong selling points and a clear positive in residents’ experiences.

Staff and community interactions: Reviews include two contrasting themes about personnel. On the one hand, visitors and residents reported friendly staff and warm interactions with other residents, suggesting a pleasant day-to-day social environment. On the other hand, multiple reviewers described staff or management as evasive or deceitful specifically around construction/completion dates and progress updates. This split suggests that while front-line interactions may be pleasant, trust and credibility with management regarding project timelines is a significant issue.

Management, construction, and financial impacts: The most serious and recurring concerns relate to construction delays and how the developer/management handled them. Several reviewers reported long delays (one explicitly cites 2+ years) and evasive answers about when phases would be completed. There are concrete reported consequences: homeowners who sold their houses expecting timely delivery incurred substantial storage and rental costs while waiting, and some reviewers described this as evidence of a questionable business model. Reviewers also note uncertainty around phase 2 completion and express frustration with communication and reliability of promised timelines. These issues represent the primary negative pattern in the reviews and are likely to be decisive for prospective buyers evaluating risk.

Infrastructure and maintenance: A specific infrastructure complaint that appears more than once is the condition of the entrance road — described as "terribly bumpy" — and a call for staff/management to improve the roads. This points to a maintenance or site-construction issue that affects first impressions and day-to-day convenience, separate from the broader construction timeline problems.

What’s not covered/limited information: The reviews do not provide detail on some typical aspects potential residents might want to know, such as dining services, organized activities programming, or clinical/care services (if relevant). Most comments concentrate on housing quality, community feel, amenities, and construction/management behavior.

Bottom line and guidance for prospective residents: The Manors at the Colony Preserve appears to offer an attractive physical environment, good amenities, and a friendly resident community, making it appealing for people seeking a quiet, well-appointed over-55 condo setting. However, significant red flags around project delivery, timeline transparency, and the financial burden caused by delays are repeatedly reported and should be taken seriously. Prospective buyers should: verify current construction/phase timelines in writing, ask about contractual protections or compensation for delays, request references from recent purchasers who experienced delays, inspect road and site conditions in person, and clarify what portions of management are responsible for communications versus frontline staff. These steps will help balance the clear strengths of the property against the documented management and execution risks evident in the reviews.
