    Lovely renovated building, caring staff

I live here and love the beautifully renovated building and unbeatable Center City location - museums, restaurants and walkability. The staff (Dayna, Kenny and many nurses/housekeeping) are warm, knowledgeable and caring, residents are engaged, and there are abundant activities and generally good meals. Renovations mean some noise/dust, it's expensive (studios ~ $4,600), and I saw occasional care/management and staffing hiccups - so ask pointed questions on a tour. Overall I'm pleased and would recommend, but go in eyes open.

    Summary review

Overall impression: Reviews for Fountain View at Logan Square are highly mixed, with a strong consensus that the community offers an excellent downtown location, attractive renovated common areas and many social and cultural opportunities, but with repeated operational, staffing and maintenance issues that materially affect some residents' experiences. Many reviewers praise the modern finishes, views, the vibrant life-enrichment program, on-site medical/therapy services, and helpful move-in and sales staff. At the same time a significant number of reviews report serious problems in assisted/rehab areas, inconsistent caregiving, maintenance shortfalls, pest issues and troubling lapses in clinical and administrative practices.

Staff and care quality: Staffing feedback is polarized. Numerous reviews single out individual staff, therapists and administrators by name for thoughtful, calm, professional and above-and-beyond service. Physical therapy and therapy teams receive repeatedly positive comments. However, there are also many accounts of inconsistent staff quality, especially among CNAs and during evening/weekend shifts. Common complaints include long call-bell response times, late or missing evening medications, inattentive or rude frontline staff, and poor supervision of nursing personnel. Several reviews describe serious care concerns — neglect leading to falls, delayed responses to emergencies, verbal abuse, and alleged cover-ups by supervisors. Regulatory inspections and Department of Health complaints are referenced by reviewers who advise caution. In summary, the community appears to deliver strong clinical and therapy care in some areas while other care settings (notably parts of assisted living and the recovery/rehab floors) have recurring deficits.

Facilities, maintenance and renovations: The property is frequently praised for its renovation, elegant common areas, library, piano bar, dining rooms and overall design. Many residents appreciate spacious, light-filled apartments, in-unit washer/dryer, separate HVAC controls and superb city views. Renovation work is ongoing and many reviewers love the finished product, but there are repeated complaints about transition issues: move-in chaos, damage to units (closet failures, poor paint jobs, non-working lights and outlets, broken shower valves), cabinetry quality concerns, limited storage, and instances of dirty or unready apartments. There are also operational problems such as elevator reliability and disruptive construction dust/noise. Pest control is a notable negative: multiple mentions of mice in rooms and dining areas — some reports say the issue was addressed, others indicate ongoing problems.

Comfort and building systems: A recurring and specific complaint concerns building-wide HVAC and temperature control. Several reviewers reported extreme heat in halls and dining rooms (temperatures reported in the 80s and halls over 90F), with administrators aware but slow to resolve the issue. While apartments often have separate HVAC units and are comfortable, common-area climate control appears inconsistent and has been a significant source of resident discomfort.

Dining and food service: Dining descriptions are mixed. Many reviewers describe enjoyable, even gourmet meals, frequent chef tastings, pleasant dining environments and friendly dining staff. Conversely, others report poor food quality, food-related illness, restricted dining access (doors closed until a set time), and conflict between therapy/kitchen communication that causes missed or unsuitable meals. Overall, food experience appears variable and may depend on staff, shift and specific dining venues within the community.

Activities, social life and transportation: Life-enrichment is one of the community's strongest areas in the reviews. There is a long list of classes, musical events, cultural outings, short story groups, happy hours, language classes, and regular trips to restaurants, theaters, and museums. The resident community is frequently described as friendly, active and younger-at-heart. Transportation is available via two community buses and Lyft support for some events, but reviewers also report cancellations due to van breakdowns or driver illness and inconsistent execution of paid transportation services. Prospective residents should expect a rich social calendar but verify reliability of specific outings they care about.

Management, communication and financial issues: Multiple reviews point to problematic communication from management, poor move-in coordination (missing contracts/manuals/phone contacts), and inconsistent responsiveness. A number of residents report billing problems, misrepresented insurance coverage, and extra or unexpected charges that were a major source of frustration. Positive mentions of administrators and specific staff members exist, but the pattern suggests variable leadership follow-through; some reviewers advise asking detailed questions, confirming services in writing and engaging with resident council feedback before committing.

Differential experience by care level: A clear pattern emerges where independent living and newly renovated units receive overwhelmingly positive feedback — residents praise location, amenities, social life and many staff. By contrast, assisted living, rehab/recovery floors and some memory care areas receive a disproportionate share of negative reports about staffing, clinical oversight, and safety. This bifurcation suggests prospective residents and families should evaluate the specific level of care they need and inspect the staffing and medication management processes for that level, not just the independent living environment.

Recommendations for prospective residents/families: Based on the review themes, visitors should (1) tour at multiple times including evenings/weekends to observe staffing and dining, (2) inspect the specific unit for maintenance issues and request documented confirmation of promised repairs and finishes, (3) ask detailed questions about medication administration, call-bell response times and evening staffing levels, (4) confirm all fees, what insurance is accepted and get promises in writing, (5) inquire about pest control history and current status, and (6) verify transportation policies and reliability for activities that matter to the resident. Also speak with current residents across care levels and the resident council to get a sense of day-to-day operations.

Bottom line: Fountain View at Logan Square offers a highly desirable urban location, attractive renovated living spaces, lively programming and excellent therapy resources — and many residents are very happy there. At the same time, repeated and serious operational concerns around clinical supervision, medication management, evening staffing, HVAC in common areas, pest control, move-in condition and financial transparency warrant careful, level-specific due diligence before a move. The experience appears to vary widely by floor, shift and which staff team is on duty, so measure the aspects most important to you (safety, medical oversight, dining quality, apartment condition) and document commitments before moving in.
