    Beautiful facility, caring staff, pricey

I moved my mom into Edmonds Landing and overall we're very happy - the facility is beautiful, clean, and well run, with genuinely caring, attentive staff (special thanks to Jennifer and the team), excellent chef-prepared food, and lots of activities that keep residents engaged. The downtown/beach location, bright rooms, lovely common areas and smooth transition gave our family real peace of mind. Be aware the apartments are small and pricing - especially for extra care - can be high; there have also been staffing/management changes and occasional slow responses, and they weren't able to meet very high-care needs. I'd recommend it for independent or assisted-living residents who want a vibrant, supportive community, but families needing intensive care should verify capacity and costs.

    Summary review

Overall sentiment: Reviews of Edmonds Landing by Cogir are strongly positive in many areas, with recurring praise for the staff, social life, dining, cleanliness, and the facility's location and aesthetics. A large proportion of reviewers highlight compassionate, attentive caregivers and specific staff members by name, describing frequent check-ins, genuine concern, quick responses from marketing and nursing staff, and a high degree of personalization in interactions. Many residents and families characterize the community as welcoming, supportive, and social — noting that the staff frequently create opportunities for connection and that neighbors are friendly and engaged.

Care quality and staffing: Multiple reviews describe high-quality caregiving and on-site clinical support including nursing and successful rehab/therapy outcomes. The integrated model (independent and assisted living under one roof) and on-site nurse support are seen as strengths for residents who need light to moderate medical or therapy services. That said, there are consistent caveats: several reviewers report staffing shortages, management turnover (including mention of a third manager in 12 months), delayed assistance and longer call response times, and periods where care seemed to decline. These issues are linked by reviewers to budget pressures, low staff pay, and staff overtime, and a minority of families stated that the community could not meet escalating care needs for their loved ones. In short, day-to-day caregiving and front-line staff receive high marks overall, but systemic staffing and management challenges create variability in responsiveness and continuity of care.

Staff and leadership: A prominent theme is praise for individual staff and leadership: reviewers frequently name employees (e.g., Jennifer Angell, Karen, Mabinty, Brenda, Tim, Wendy, Victoria) and emphasize qualities such as compassion, dedication, professionalism and responsiveness. These testimonials suggest strong staff-resident relationships and effective hands-on leadership. Conversely, other comments point to turnover at the management level, occasional disengaged or less-interactive staff, and concerns about how staffing shortages are being managed.

Facilities, cleanliness and location: Edmonds Landing is repeatedly described as a beautiful, stylish, bright and modern facility with freshly painted halls, updated furniture, new carpet and well-kept landscaping and gardens. Public spaces — dining rooms, bistro, activity rooms, library, private dining room, and salon — are highlighted as clean, tasteful and comfortable. The downtown Edmonds location is praised for walkability, proximity to medical services, shopping, the gazebo and beach, and for offering outdoor activities and beach outings. Several reviewers note the facility feels like a luxury property with a “butler-like” or concierge feel in some respects.

Dining and amenities: Dining is a major positive: many reviewers compliment chef-prepared meals, diverse menus (special nights like Italian dinner), and pleasant dining service and presentation. Amenities such as a 24-hour bistro/snack station, private dining room for family meals, weekly special events, live music and entertainers, on-site salon, activity rooms, fitness and walking groups, transportation services, and a vendor network are repeatedly praised. However, a subset of reviewers felt the dining ambience has been downgraded (for example, replacement of cloth napkins with paper) and described a makeshift or cheaper restaurant feel at times.

Activities and community life: The community is described as socially active with many engagement options: bingo, trivia, parties, craft groups, live music, entertainers, walking groups, yoga, puzzles, themed events and volunteer opportunities. Participation rates are reportedly high; many reviewers note that activities helped their family members form friendships and feel connected. Event planning and an engaged activities director receive specific positive mentions.

Communication with families and security/technology issues: Several reviews point to limited or inconsistent family communication. Families reported mainly periodic text updates and lacked a formal communication channel; some wanted more proactive, structured updates about care and daily life. Technology and security problems were also raised: spotty Wi-Fi coverage, an old transport vehicle, and a few mentions of poor security or safety monitoring were cited as concerns to address.

Costs, apartment size and levels of care: Many reviewers consider Edmonds Landing good value for independent living — praising location, services and amenities relative to price. At the same time, several families highlight steep price increases for higher levels of care and note that the community could not meet intensive care needs, leading to transfers elsewhere. Apartment sizes, especially kitchens and patios/courtyards, are described as small or limiting by multiple reviewers; the building feels more urban and intimate than spacious for some residents.

Pet policy and accessibility: The community is generally pet-friendly and organizes outings and social options that include animal visits, which reviewers liked. However, a number of reviews raised concerns about enforcement of the dog policy and instances of uncontrolled dogs. Accessibility features such as wheelchair accessibility and spacious one-bedroom units are praised.

Net impression and patterns: The dominant pattern across reviews is a strong appreciation for the staff, social environment, dining and the physical facility. Many families explicitly recommend Edmonds Landing, calling it a gem in downtown Edmonds and praising seamless move-in experiences and the emotional support staff provided during difficult transitions. Contrastingly, recurring operational concerns — staffing shortages, management turnover, communication gaps with families, technology and security shortcomings, and rising costs for higher-acuity care — create meaningful caveats. Prospective residents and families should weigh the excellent community life, strong front-line caregiving, and desirable location against potential variability in response times, the possibility of needing higher-acuity care that could exceed the community’s capacity, smaller apartment footprints, and isolated issues like Wi-Fi and dog policy enforcement.

Bottom line: Edmonds Landing receives widespread endorsement for its compassionate staff, active and engaging resident life, attractive facilities and good dining. It appears particularly well suited for independent living and for residents who value robust social programming and a polished downtown location. Families considering Edmonds Landing should ask targeted questions during tours about current staffing ratios and turnover, communication protocols for families, Wi-Fi and security measures, the pricing trajectory for higher levels of care, and how behavioral policies (such as pet enforcement) are handled — so they can align expectations with the community’s many strengths and noted operational challenges.
