Wells Post Road is a proposed housing community for seniors located on Post Road in Wells, Maine. The development plan includes 29 standalone units, a therapy center, and a swimming pool on 4.5 acres of currently vacant and wooded land. The project is being proposed by Seacoast Land Acquisitions, with Henry Hess from Sebago Technics serving as the landscape designer and project manager.
The housing units at Wells Post Road are planned to be situated in three rows. One row will consist of 15 units, while another will have 10 units. The center strip of the layout will include the remaining four units, the pool, visitor parking spaces, and the therapy building. Each unit will feature three bedrooms, 2.5 bathrooms, a one-car garage, and a driveway with space for two parking spots.
Access to Wells Post Road will be provided by two points off Post Road. One access point near Littlefield Road will be gated and reserved for emergencies, while another access point to the south will be used by residents and visitors. While there will not be staff on-site 24 hours a day, there will be services available for seniors to hire visiting nurses for various tasks such as cooking, cleaning, and transportation to appointments.
Both properties associated with Wells Post Road are located within the town's General Business District and will be connected to public water, sewer, and electrical power systems. To meet town requirements, the developer will acquire off-site land to preserve as open space in compensation for the acreage used for the housing community. Planning Board members are scheduled to conduct a site walk at the properties to further evaluate the project.
