    Bright resort-style community with amenities

I'm extremely pleased - this bright, hotel-like community feels new, vibrant and resort-style with immaculate grounds, large windows and lovely interiors. The staff are warm, attentive and professional (Rick and Lisa stood out), residents seem happy, and there's 24-hour support plus on-site rehab/assisted living. Amenities are excellent: restaurant-style dining (all-day menu), busy activities, salon, gyms, theater, library and varied apartment sizes (including 2-BRs with W/D). Main caveats: it's expensive/cash-pay only, no advanced skilled nursing/memory care on site, and some units are small - worth touring if the cost and level of care match your needs.

    Summary review

Overall sentiment across the reviews is strongly positive, with consistent praise for the facility’s amenities, cleanliness, staff, and community atmosphere. Reviewers repeatedly describe Fairwinds - West Hills as a beautiful, resort- or hotel-like community with bright, modern interiors, attractive landscaping, and hilltop/mountain views. The facility is perceived as well-maintained and immaculate; many note recently remodeled rooms, large windows that bring in light, and spacious public areas. Reviewers highlight a wide range of on-site amenities — from salon services, a library, and a movie theater to multiple gyms, a computer room with internet, private mailboxes, and town car transportation — which together create a comprehensive, independent living experience.

Dining is one of the most frequently mentioned strengths. Multiple reviewers praise the restaurant-style dining and all-day food access (noted as 7am–7pm), with several describing the meals as fabulous, phenomenal, or outstanding. There is specific appreciation for a varied menu, weekly housekeeping and linen services, and the hotel-like dining room environment. That said, a minority of reviews call the food bland or salt-free and others describe dining as only average, so while dining is predominantly a plus, there are scattered notes about individual taste or dietary-prepared meals that did not meet expectations.

Staff and care quality receive very high marks in the majority of accounts. Reviews consistently describe staff as attentive, warm, compassionate, and professional — including front desk, management, Health & Wellness, activities, and dining teams. Several reviewers use family-like language, saying residents feel embraced and cared for; some single out individual staff (Lisa and Rick) for exceptional hospitality. There are also multiple reports of 24-hour staff availability and a perceived high level of medical attentiveness in some cases (one reviewer compared the care level to a hospital environment). However, there are a few isolated negative comments about staff rudeness, fake empathy, or financial questions left unanswered — these appear to be exceptions rather than the rule.

Programming and community life are strengths: reviewers note an active resident population (average age reported around mid-80s), a busy activities calendar, and a variety of options such as art classes, baking, language learning, church services, holiday events, and other social offerings. The community is described as vibrant, social, and well-suited to active seniors; several long-term residents (5+ and 7+ years) are cited as evidence of good fit and continuity. Transportation services and occasional accommodations for outings are also mentioned positively.

Important limitations and recurring concerns relate primarily to cost and level-of-care scope. Many reviewers describe the community as expensive, sometimes explicitly as cash-pay only, and several say it was ultimately unaffordable for their situation. Related to care scope, while Fairwinds offers on-site assisted living and rehab services, multiple reviews explicitly note there is no memory care unit and no advanced skilled nursing — and some reviewers emphasize that there is no distinct alternative area for residents whose care needs decline significantly. This raises a clear pattern: Fairwinds is positioned as a high-quality independent/assisted-living style community that may not be appropriate for people needing long-term memory care or higher acuity skilled nursing.

Other practical considerations mentioned by reviewers include unit size and campus layout. While many apartments are praised for being large and well-appointed (including two-bedroom options with two bathrooms and washer/dryer hookups), some reviewers note small studio or one-bedroom units and suggest the overall large community footprint could be difficult for residents with significant mobility or cognitive limitations. Temporary disruptions such as reduced activities during renovations and occasional environmental comfort issues (a hot environment reported by one reviewer) were noted but appear to be limited in frequency.

In sum, reviews portray Fairwinds - West Hills as a high-end, well-managed community with excellent amenities, an active social environment, and genuinely caring staff — a particularly strong choice for active seniors seeking an upscale independent or assisted living experience. The major trade-offs to weigh are cost (frequently described as high and sometimes cash-only) and the lack of higher-acuity memory care or skilled nursing options on-site, meaning families should carefully consider long-term care trajectories and affordability when evaluating this community. Overall, most reviewers strongly recommend Fairwinds for the right resident profile: someone who values amenities, hospitality, and active community life and does not require specialized memory care or long-term skilled nursing support.

Residents can bring pets, use complimentary laundry, keep a private mailbox, or relax at the gazebo and landscaped gardens, and off-street parking is available as well as transportation around town in a 14-passenger bus or by private rides. The facility takes pride in providing Five-Star Fun with entertainment and trips, and there's a concierge service, a guest services supervisor, and sales advisors like Rick Waugh and Joe Flores to help answer questions. The property is managed by Leisure Care which has been around for over 30 years, and the team keeps a close eye on each resident's care plan, adjusting as needs change, so there's a sense of stability for people who want to stay put even when their health or situation changes. Fairwinds - West Hills aims to help seniors feel comfortable, active, and cared for, whether folks want a lively community with lots of activities or a peaceful place to enjoy the courtyard with their neighbors.
